1. Introduction
Maple REO Advisors LLC (“Maple REO Advisors”, “we”, “us” or “our”) operates the website at reo.mtechmpl.com. This Privacy Policy explains what personal information we collect through the website and in the course of providing our services, how we use it, who we share it with, how long we keep it and the rights available to you.
We are the controller of the personal information described in this policy. Our contact details are set out at the end of this page.
2. Information we collect
Information you give us. When you contact us by the website enquiry form, by email or by telephone, we receive your name, business name, email address, telephone number, the property or portfolio details you provide and the content of your message.
Information collected automatically. When you visit the website our hosting provider records standard server log data, including your IP address, browser type and version, operating system, referring page, the pages you view and the date and time of access. If you consent to analytics and advertising cookies, we also receive aggregated information about how the site is used and whether a visit followed an advertisement.
Information from clients in the course of services. Where we act for a lender, servicer or investor, we may process information about borrowers, occupants and properties. In that context we act on our client's instructions and handle the information only as necessary to perform the engagement.
We do not knowingly collect information from children under the age of thirteen, and the website is not directed to children.
3. How we use your information

- To maintain records required by law, by our insurers and by our professional obligations.
- To measure and improve the performance of our website and our advertising, where you have consented to those cookies.

We do not sell your personal information, and we do not use it for automated decision-making that produces legal or similarly significant effects.

The website sets a small number of cookies. Strictly necessary cookies keep the site functioning and record your cookie choice. 6. Sharing your information
We share personal information only where necessary, and only with: our professional advisers (legal, accounting, insurance); service providers who host the website or provide IT, communications and analytics services under contract; contractors and licensed trades engaged to perform work on a property, limited to what they need to attend; courts, regulators, law enforcement or other parties where required by law or to establish, exercise or defend legal claims; and a purchaser or successor in the event of a sale or reorganisation of our business.
Our service providers are bound by contract to process personal information only on our instructions and to keep it secure.
7. International transfers
We are based in the United States and our information is processed here. Some service providers may process information in other countries. Where personal information originating in the European Economic Area or the United Kingdom is transferred outside those areas, we rely on appropriate safeguards such as the European Commission's standard contractual clauses.
8. Retention
Enquiry correspondence is kept for two years from the last contact unless it becomes part of a client file. Client engagement records, including property documentation and photographic evidence, are kept for seven years after the engagement ends, in line with our professional, insurance and tax obligations. Server logs are kept for up to twelve months. When a retention period ends, information is securely deleted or anonymised.
9. Security
We maintain administrative, technical and physical safeguards appropriate to the sensitivity of the information we hold, including encrypted transmission of the website (HTTPS), access controls on internal systems, multi-factor authentication for email and cloud storage, and staff confidentiality obligations. No method of transmission or storage is completely secure, and we cannot guarantee absolute security.
10. Your rights
Depending on where you live, you may have the right to request access to the personal information we hold about you; to request correction of inaccurate information; to request deletion; to object to or request restriction of certain processing; to request portability of information you provided to us; and to withdraw consent where processing is based on consent.
Massachusetts and other US residents. Where state privacy law grants you rights of access, correction, deletion or opt-out of sale or targeted advertising, we honour those requests. We do not sell personal information as that term is defined under US state privacy laws.
To exercise a right, email us at William@reo.mtechmpl.com with enough detail for us to identify you. We respond within thirty days, or tell you if we need longer. You will not be charged, and we will not treat you differently for exercising a right. If you are unhappy with our response you may complain to your local supervisory authority.
11. Third-party links
The website may link to third-party sites, including listing portals and municipal resources. We are not responsible for the privacy practices of those sites and encourage you to read their policies.
12. Do Not Track
Some browsers transmit a “Do Not Track” signal. There is currently no accepted standard for how such signals should be honoured, so we do not respond to them; however, non-essential cookies are only set with your explicit consent through our cookie banner.
13. Changes to this policy
We may update this policy to reflect changes in our practices or in the law. The date at the top of the page shows when it was last revised. Material changes will be highlighted on the homepage for at least thirty days.
