Case work

Six files, six different problems

No two distressed assets fail the same way. These are the situations we are asked to resolve most often.

Dorchester two-family in Boston, MAVacant 14 months

Boston, MA

Dorchester two-family

Bank-owned two-family with water damage across the second floor and an open building violation. We secured the property within eight hours of assignment, negotiated the violation down to a compliance order, and completed a $46,000 scope covering roof, plumbing risers and unit turnover.

  • 41Days to list-ready
  • $46,200Repair spend
  • +11.4%Sale vs. reserve
Quincy single family in Quincy, MAOccupied at assignment

Quincy, MA

Quincy single family

Occupied post-foreclosure asset resolved through a negotiated cash-for-keys agreement in nineteen days, avoiding a summary process filing. Cosmetic-only make-ready followed, and the property sold to an owner-occupant buyer.

  • 19Days to vacancy
  • $12,800Repair spend
  • 22Days on market
Back Bay condominium in Boston, MAHOA arrears

Boston, MA

Back Bay condominium

Condominium unit carrying $18,400 in association arrears and a pending lien. We negotiated a settled payoff, cleared the municipal lien certificate, and staged the unit for a spring listing window.

  • -42%Arrears settled
  • $9,100Repair spend
  • +7.8%Sale vs. reserve
Worcester triple-decker in Worcester, MATenant in place

Worcester, MA

Worcester triple-decker

Three-unit property with two lawful tenancies. We reviewed both leases under Massachusetts law, stabilised rent collection and marketed the asset as a performing investment rather than a vacant shell.

  • 2 of 3Occupancy retained
  • $21,500Repair spend
  • +6.2%Sale vs. reserve
Lynn single family in Lynn, MAFire damage

Lynn, MA

Lynn single family

Partial fire loss requiring emergency board-up, insurance claim coordination and a structural assessment. The client elected an as-is disposition; we marketed to a qualified investor pool and closed in cash.

  • 6 hoursEmergency response
  • $78,000Claim recovered
  • 17Days on market
Framingham colonial in Framingham, MADeferred maintenance

Framingham, MA

Framingham colonial

Long-vacant colonial with severe deferred maintenance. Our recommendation was a targeted $28,000 scope rather than the $61,000 full renovation quoted elsewhere; the value gap did not justify the additional spend.

  • -54%Scope reduced
  • $28,300Repair spend
  • +9.1%Sale vs. reserve

How to read these figures

“Days to list-ready” is measured from the date of assignment to the date the property was certified fit to photograph and list, including any occupancy resolution. “Repair spend” is the total of approved line-item work excluding disbursements such as municipal fees and utility deposits. “Sale vs. reserve” compares the achieved gross sale price to the client's internal reserve figure at the time of assignment.

Past results are described for illustration and do not constitute a forecast. Every asset carries its own condition, title, municipal and market circumstances, and outcomes vary accordingly. Please read our Disclaimer.
