Straight answers to the questions prospective clients ask us most often about coverage, pricing, licensing, reporting and onboarding.

What types of property do you handle?

Residential assets, principally one-to-four family homes, condominium units and small multifamily buildings up to twelve units. We also take mixed-use buildings where the residential component is dominant. We do not handle pure commercial, industrial or land assets, and we will refer those on rather than take work we cannot do well.

Do you work with individual investors, or only institutions?

Both. Roughly two thirds of our volume comes from regional lenders, credit unions and servicers, and the remainder from private note funds and individual investors. There is no minimum portfolio size for preservation or valuation work; full asset management is most cost-effective from about five assets upward.

How quickly can you attend a new property?

Assignments are acknowledged within four business hours. First field attendance is within 48 hours inside Route 495 and within 72 hours elsewhere in our coverage area. Emergency securing following a fire, flood or break-in is same-day, and active clients have access to a 24/7 emergency line.

Are you licensed and insured?

Yes. Brokerage activity is conducted under a Massachusetts real estate broker licence held by the Managing Principal. The firm carries $5,000,000 aggregate general liability and errors & omissions cover, and all field staff are covered under Massachusetts workers' compensation insurance. Certificates are provided during onboarding or on request.

How do you price your work?

Asset management is a fixed monthly fee per asset. Preservation work is priced against a published line-item rate card. Valuation is a flat fee per opinion, and disposition is a commission on gross sale price. Third-party disbursements are billed at cost with documentation, never marked up. Do you subcontract to a national vendor network?

No. Routine inspection, securing and maintenance work is performed by our own employed technicians. Licensed trades — electrical, plumbing, roofing, HVAC — are drawn from a vetted local panel that we supervise directly and re-qualify annually. You always know who attended your property.

What reporting will I receive?

A field report after each visit, a monthly asset status summary, a monthly portfolio roll-up with ageing and SLA performance, variation requests as they arise, and a full cost reconciliation at disposition. Reports can be delivered in our format or loaded into your system of record.

Can you work inside our existing servicing platform?

Usually, yes. We currently file into several client-side platforms as well as our own. During onboarding we configure credentials, map your cost codes to our line items and agree the photograph naming convention so that nothing needs re-keying at your end.

What happens if the property is occupied?

We determine occupancy status on the first visit and always attempt a negotiated relocation before any court process. Where litigation is unavoidable we coordinate with your counsel, track the Housing Court schedule and arrange constable attendance, then re-secure and clear the property immediately after possession.

Do you handle properties outside Massachusetts?

We staff eastern and central Massachusetts directly. Southern New Hampshire, Rhode Island, northern Connecticut, southern Maine and southern Vermont are covered through long-standing regional partners under our supervision and our reporting standard. Outside New England we will refer you to a firm we trust rather than manage remotely.

What are your payment terms?

Invoices are issued monthly in arrears and are payable within thirty days. Approved repair work above $10,000 may require a scheduled progress payment, agreed in writing before work begins. Details are set out in our Service & Billing Policy.
