Who we are

A small Boston firm doing the unglamorous work carefully

Maple REO Advisors was founded by William Martinez after fifteen years spent inside default servicing operations, where he watched good assets lose value to slow inspections, missed cure dates and vendors who never picked up the phone. The firm was built to remove those failure points.

We are deliberately mid-sized. Every client works with a named asset manager who knows the file, the municipality, the sanitary code inspector and the contractor who last touched the roof. We publish our own photographs, our own scopes of work and our own cost estimates — nothing is white-labelled from a national vendor network.

From our office on Maple Avenue we cover Greater Boston, the South Shore, Worcester County, the Merrimack Valley and, through vetted regional partners, the wider New England market.

What we do

Six disciplines, one accountable file owner

Most clients engage us for the full lifecycle, but every service below can be contracted independently under a written scope with fixed, per-asset pricing.

REO Asset Management

REO Asset Management

End-to-end ownership of the asset from the moment title vests. We take custody of keys, utilities, taxes, HOA dues, insurance placement and municipal registrations, then drive the file to a documented disposition decision.

How it works

From assignment to closing in five documented stages

Each stage has a defined deliverable, a named owner and a service-level target. You always know where an asset sits.

  1. 01

    Assignment & intake

    Within 24 hours

Referral received, conflict check completed, named asset manager assigned, client system credentials configured and the file opened with a target disposition date.

  2. 02

    Inspection & securing

    Days 1–3

Occupancy determination, 45+ photograph condition survey, immediate securing, utility activation and a written stabilisation recommendation.

  3. 03

    Valuation & strategy

    Days 4–12

As-is and as-repaired opinions of value, repair scope with line-item pricing, and a hold / repair / sell-as-is recommendation for client approval.

  4. 04

    Stabilise & prepare

    Days 12–45

Approved repairs executed under supervision, progress photography at each milestone, final quality walk and list-ready certification.

  5. 05

    Market, close & report

    Days 45–120

Listing and syndication, offer management, closing coordination and a final disposition summary reconciling every dollar spent against net proceeds.

Why owners stay with us

Field discipline, not a call centre

  • 24-hour first contact. Every new assignment is acknowledged with a named asset manager and a field visit scheduled within one business day.
  • Photographic evidence on everything. Minimum 45 date-stamped, geotagged photographs per inspection, filed to your system of record or ours.
  • Line-item scopes. No lump-sum "make ready" invoices. Every repair carries a measured quantity, unit rate and before/after image.
  • Municipal fluency. We hold accounts with the Boston Inspectional Services Department and thirty-one surrounding municipalities for permits, vacant-property registration and sanitary code matters.
  • One invoice, one reconciliation. Consolidated monthly billing with per-asset cost coding that maps to your loan numbers.
Meet the team

In their words

Client feedback

“We moved eleven files to Maple after a national vendor missed three consecutive inspection cycles. Every one of those files was current within a month, and the photo documentation is the best we receive from any partner.”

Default Servicing ManagerRegional savings bank, Greater Boston

“William quoted a $34,000 rehab, delivered at $31,800, and the property appraised above our reserve. He also told us plainly which two units were not worth renovating. That honesty is the reason we keep calling.”

PrincipalPrivate note fund, Providence RI

“Their monthly reporting slots straight into our audit file. In two examinations we have never had a documentation exception on an asset Maple managed.”
